About the Courses


The CCI Condominium Director Certificate is an Ontario-wide program that provides students with the skills they need to be successful condominium directors. Eight fundamental courses are required for this certificate, which can be delivered through your local chapter or accessed by any of our eight chapters across the province!
 

101 - Governance Fundamentals
In this course, the participants will be introduced to documents that govern Ontario Condominiums, including the Condominium Act, the declaration, bylaws, rules, and policies; the role of the Condominium Director and the role of the Condominium Manager.

102 – Condominium Insurance Fundamentals
In this course, the participants will be introduced to condominium insurance: Corporation-purchased insurance; unit owner-purchased insurance; the role of the broker and renewal of the policy; how the claim process works; the importance of risk management.

103 - Budget, Audit & Financial Statement Fundamentals
In this course, the participant will be introduced to development of an annual budget; planning the process to ensure timely completion; reviewing monthly financial statements; the annual audit process.

104 - Enforcement Fundamentals
In this course, the participant will learn about typical concerns that give rise to enforcement, the legal framework of enforcement, best practices and procedural considerations for enforcement, and the legal process to follow when compliance is difficult to obtain.

105 – Reserve Fund Fundamentals
In this course, the participants will be introduced to the reserve fund study process; how to obtain a study and what it should contain. Participants will also learn about which expenditures are reserve fund eligible, and know what the options are when facing contribution increases. They'll also learn how to successfully implement a funding plan.

106 - Meeting Fundamentals
In this course, the participant will be introduced to the meetings used by condominiums: annual general meetings; requisitioned meetings; directors' meetings; owners' meetings; the process for a requisition meeting; notices; quorum; voting; the role of the chairperson; minutes.

107 – Record, Return & Certificate Fundamentals
In this course, the participant will be introduced to the corporation’s obligations with regards to records; retention of records; unit-owner access to records; core and non-core records; record requests; enforcement and penalties; CAT with respect to records; status certificates; information certificates and CAO returns.

108 – Repair, Maintenance and Change Fundamentals
In this course, the participant will be introduced to repair; maintenance; repair after damage; improvements and the standard unit; additions, alterations or improvements to the common elements by the corporation; change without notice; change with notice; substantial changes; additions, alterations, or improvements to the common elements by the unit-owners: section 98 agreements.
